The challenge

A 3,000-tonne retractable grass pitch that slides away to reveal the NFL's first purpose-built home outside the United States? It's not what you'd expect from a London football stadium. But then Tottenham Hotspur is no ordinary stadium. In fact, with 62,000 seats, a micro-brewery, Michelin-starred dining experiences and a 40 metre-high daredevil 'Sky Walk', this multipurpose arena has been declared “the best stadium in the world”. But it didn’t happen overnight. And with a full calendar of fixtures, Tottenham Hotspur needed to keep the old stadium open and operational for fans throughout the 2016/17 season. This meant working with a dedicated team who could manage the new construction around the old stadium. No small feat in a busy urban area.

The solution

Working on this exciting project with Tottenham Hotspur Football Club, Arcadis delivered Commercial Management expertise and Lenders Technical Advisory services for the redevelopment of the new stadium. Our role centered on defining the commercial execution strategy for the development and helping to raise the private finance necessary to get the entire project off the ground.

    With our advice and support, the Club chose to execute the redevelopment through a construction management form of procurement route. This typically places more risk on the client to manage any potential cost over-runs and programme delays. However, we undertook various stress tests to assess this approach and ensure that any risk was being adequately managed.

     

    It was the first time a large-scale stadium project in the UK had used this form of procurement. However, thanks to our strong knowledge of trade contracting parties, stadium suppliers and a database of over 100 stadiums delivered around the world, we were able to guide the Club in making the best strategic decisions around development and delivery, all of which helped to significantly de-risk the project.

     

    One of the major challenges facing the Club owner and project development team was the need to secure permits and acquire the land needed to allow construction to proceed without delay. We worked with the Club to help them consider all potential site-associated risks that could delay Phase 1 and 2 of construction, working closely with the wider project team to maximise certainty of delivery across the programme.

There is no doubt that Tottenham Hotspur’s new home has elevated the match-day experience for both the players and their fans. Having picked up 12 industry awards, it has set a new benchmark for how stadiums can be. Not just as a world-class football stadium in its own right, but maximised to host a multitude of other sporting and entertainment events.

    The new South stand – or ‘home end’ of the pitch – will alone have a capacity of 17,500 seats, making it the largest single tier stand in England. With a tightly atmospheric stadium bowl and an asymmetrical design focused towards the Southern ‘home end’ of the stadium, it's intended to bring fans closer to the action and help generate an exhilarating wall of sound.

     

    Ensuring the experience is truly inclusive, the design features superb seating for supporters with disabilities, so families and friends can enjoy the match together. It's the only stadium to allow such flexibility of seating.

     

    The stadium has also kick-started further regeneration of the area. A community health centre, affordable homes, new public spaces, parks, shops, restaurants and thousands of additional homes are all in development. Football fan or not, having this celebrated landmark right on the doorstep is bringing transformative benefits for the whole community of Tottenham.
